          Another Second Option:
 (Letter 2020)     Back in 2014 the tenant, a realtor, had called "her" HVAC guy because the AC wasn't working. He diagnosed the unit as having a locked-up compressor which would require the replacement of the entire unit for $5500. I asked you to come take a look at it. When you arrived you discovered a "burned wire" which you repaired then packed up your tools and handed me a bill for $150. Total time on site, 1 hour. The AC has been working fine for these 6 years now.
                More recently we were away on vacation when the tenant said the heat went out so the owner called another HVAC company. They came out and did $800 worth of work. Two days later, the heat went out again and they came back and said it still needed a new gas valve, for another $1,000. Since I was back in town, I asked you to come and look at it. You came out and found that the gas burners needed cleaning. You cleaned the burners and did a lot of testing to assure that everything else was okay and that the heat exchanger was okay, too. Three hours on site, $255.
